Selling a home without an estate agent is very straight forward. It is just the same as buying and selling any other thing. You would not dream of paying an agent to help you sell your car privately or to help you negotiate a price with, say, decorators. Ultimately, even if an agent negotiates a price for you, it is down to you to accept or reject it.

To assist you in valuing there are many tools and helpful websites to enable you to do so accurately;

You can now find out from the Land Registry what neighbouring and similar properties have sold for at (External) www.landreg.gov.uk .
There are other fantastic sites for valuing properties online including (External) www.hometrack.co.uk .
You are free to search this site to see similar properties and the range of sale prices.
You should examine local papers and property guides for similar properties.
If unsure use the services of a professional Valuer. See the Royal Institution of Chartered Surveyors at (External) www.rics.org who will be able to put you in touch with a local Valuer.

You could seek an estimation of the value from two or three estate agents. Most agents offer a free valuation. However, you have to be careful not to rely only on their advice. You cannot always be sure that the agents are accurate or that they are simply trying to win your business.
We would not recommend accepting an estate agents valuation without doing your own research.
Set any asking price higher than you expect so that there is room for negotiation but do not unrealistically over price the property. The price needs to be realistic to attract buyers.
