Property Description

This is a gorgeous cottage set in idylic surroundings and reached by going along a cobbled street. It offers unparrelled, uninterrupted views of fabulous countryside but is also within easy reach of the motorway network.

The village itself is a close knit community enjoying a very good primary school which is a 'feeder' school to some very good secondary schools in the area. There are 2 good pubs and a great restaurant just a 2 minute walk away.

The front door leads directly into the large living room (15'x15') which has an inglenook fireplace which is topped by a mantlepiece hewn from an oak trunk. There are slim beams which add to the charm of the room without being over powering. The window in here looks out onto the patio, decking and the fabulous views beyond.

The doorway from this room leads to the large dining room (15'x15') which easily accommodates a table large enough to seat 10 with plenty of room for other pieces of furniture. There is another working fireplace in here which is wonderful when entertaining in winter. There is a back door with a vestibule, leading out onto the back of the row of cottages which is also cobbled.

The kitchen is an addition to the house and is a good size with plenty of cupboards and work surfaces. The central heating boiler is located in the kitchen. The flooring has been recently replaced with tile effect laminate flooring. There is another back door in the kitchen which goes to the side of the house.

In the dining room, there is a flight of original stone steps leading down to the cellar which has recently been opened up into a large room. Refurbished to a high specification, this room is heated by a radiator and is well ventilated. This area can be used as a second lounge, TV room, childrens play room or any number of uses.

Stairs lead up to the first floor from the area between the living and dining rooms. The master bedroom is to the front of the property and is large at (15'x12'). The views from this elevation are absolutely stunning. There is additional storage here with a large cupboard using the area under the stairs which lead up to the loft.

The second bedroom is also a very good size at (10'x12') and accommodates a double bed, 2 wardrobes and 2 chests of drawers at the moment. The airing cupboard gives more storage and ensures this room is always lovely and warm.

The bathroom is also quite large with a corner bath, hand basin and toilet. The shower is over the bath and the 2 walls around the bath are tiled to the ceiling. The floor has been recently replaced with wood laminate flooring.

From the landing, another flight of stairs leads up to the loft which is another generously sized bedroom, (22'x15' floor area) This is an ideal room for children, with lots of space.

To the front of the house, there is a flagged patio area which leads onto a large decked area - this overhangs the valley and looks directly down to the garden below. All this area is floodlit and is fabulous in summer with the palm trees bathed in light.

The garden is reached by descending a flight of steps and is extremely big but extremely easy to maintain. There is a river flowing along the full length of the garden which plummets down an incredible waterfall to the river which flows along the valley further down. There is a bridge across the river and a kingfisher is seen quite often in the oak tree which over hangs the water. In the river itself there are brown, rainbow and golden trout along with a carp (Colin) which we rescued many years ago.

Due to the location of the property, it is very quiet as there is no through road. Private parking is ensured with plenty of room to the front of the house for 2 cars.
