About Absolute Hip

About Hips  

If you are marketing your property, even if it's just by putting a 'for sale' sign in the window, you need a Home Information Pack (HIP). However, sales where no marketing takes place (e.g. to a member of the family) won't need a Pack.  

As soon as you have ordered your HIP with Absolute HIP you can proceed to market your property without delay. You will receive an individual link confirming that your HIP has been commissioned.  

Absolute HIP aim to have the HIP completed within 7 working days, however this will depend on how quickly the reports can be obtained. You may find that your HIP is completed within five working days or up to fifteen. Absolute HIP continuously monitor progress so your HIP is complete as soon as possible. Once your HIP is complete all of the component documents will be available to download from your individual link. Whilst there is no requirement for a printed HIP you may print any or all of the downloaded documents.  

While the property is on the market, there is no need to update the Home Information Pack. If the sale of your property stops and then starts again, you would normally be required to assemble a new Pack and to update those documents which are now out of date. You can carry on using the same HIP if the marketing of the property stopped because an offer was accepted, and marketing restarted because the sale had fallen through, provided that remarketing starts within one year of the date when marketing first began or, if later, within 28 days of the sale falling through. If marketing stopped for any other reason, you may remarket the property with the same Pack provided that remarketing starts within one year of the date when marketing first began. Sellers of newly built homes have to have a HIP. Where a home is marketed "off-plan" before it is physically complete, it will need a Pack but it will require a Predicted Energy Assessment, this will need to converted to a full Energy Performance Certificate (EPC) once the property is completed.  

In some circumstances Home Information Packs may not be required for certain properties, these are:  

  • Properties where there is no marketing (e.g. sale to member of your family)
  • Non-residential properties
  • Seasonal and holiday accommodation
  • Mixed sales (e.g. shop with flat)
  • Right to buy and similar sales
  • Sales of portfolios of properties
  • Properties not being sold with completely vacant possession
  • Unsafe properties and properties to be demolished.  

If your property is leasehold you will be required to supply a copy of the lease, where this is not available we may be able to obtain a copy of the lease from the Land Registry, we may have to make an additional charge for this but will only recover our costs. If your property is not registered with the Land Registry, an Epitome of Title will need to be prepared by your solicitor.  

Useful terms

What is required if the property is Leasehold?  

If the property for which a HIP is being ordered is leasehold then you will need to provide a copy of the lease, including:  

  • A copy of the lease.
  • Any regulations or rules that apply to the property that aren't mentioned in the lease and any proposed amendments to same.
  • Statements or summaries of service charges covering the previous 36 months.
  • Where appropriate, the most recent requests for payment of service charges, ground rent, insurance against damage for the building in which the property is situated, and insurance in respect of personal injury caused by or within the building during the 12-month period before marketing began.
  • The name and address of the current or proposed lessor, and details of any managing agent that has been appointed or proposed by the lessor to manage the property.
  • A summary of any works being undertaken or proposed that will affect the property or the building in which it's situated.

What is required if the property is Commonhold (Share of Freehold)?  

If the property for which a HIP is being ordered is Commonhold then you currently only require a copy of the lease including:

  • An official copy of the commonhold community statement.
  • Copies of any regulations or rules not described in the commonhold community statement and any amendments proposed to those regulations or to the commonhold community statement.
  • Copies of any requests for payments made in the previous 12 months in respect of commonhold assessment, reserve fund levy and insurance (if not covered by a request for commonhold assessment).
  • The name and address of any managing agent or other person appointed or proposed to be appointed by the commonhold association to manage the commonhold.
  • A summary of current or proposed works affecting the commonhold.
  • An official copy of the individual register and title plan for the common parts. This is in addition to official copies for the unit (see our section on Evidence of title).
